Why property becomes the sticking point

Divorce is already one of the hardest things you'll go through. The last thing you need is a property dragging out the process - tying up money you both need, keeping you financially linked to someone you're trying to move on from. We've helped hundreds of couples since 1998 reach a clean, fair property settlement without the delays, without the arguments, and without either side losing out.

In most divorces, the family home is the biggest shared asset. One person wants to stay, the other wants their share released or neither can afford to keep it. Selling on the open market can take 6-12 months and that's 6-12 months of shared mortgage payments, joint liability and forced contact. Solicitors go back and forth, valuations get disputed. Meanwhile, life is on hold for both of you.

We cut through all of that. We work with both parties and both sets of solicitors if needed to find a property solution that actually works. No one gets short-changed. No one gets stuck waiting.

We work with both sides, not against either

This isn't about one person winning and the other losing. We speak to both parties, independently if needed, to understand what each person needs from the settlement. Sometimes that means a quick sale so you can both walk away clean. Sometimes it means one partner staying in the home while we release equity for the other. Sometimes it means clearing joint debts first so there's actually something left to divide.

Every situation is different. We don't push a one-size-fits-all answer, we find the one that lets both of you move forward.

What makes this different from a normal sale

Estate agents work on their timeline, not yours. Court-ordered sales can take months to arrange. We move at whatever speed you need. There are no hidden costs and, unlike cash-buyer companies that offer 75% of market value, we structure deals that protect the full value of your property. You've both worked to build that equity, and you should both benefit from it.

How we can help with your property settlement

Fast agreed sale

Both parties agree to sell. We make a fair offer, complete on your timeline and split the proceeds as agreed.

Equity release for one partner

One person stays in the property. We release the other partner's share so they can move on, without forcing a sale on the open market.

Joint debt clearance

Mortgage arrears, joint loans, shared credit cards: we can structure the sale to clear everything, so you both leave with a clean slate.

Court order support

If the court has ordered a sale, we work with your solicitor to meet deadlines and avoid enforcement action. We've handled hundreds of these.

Pre-divorce planning

Not yet at the legal stage? We can give you a realistic picture of what your property is worth and what your options are so you go into negotiations informed.

Can you work with both me and my ex-partner?

Yes. We act as a neutral third party and work with both sides to reach an agreed sale. This removes the conflict of one partner trying to manage the process over the other.

How quickly can the property be sold during a divorce?

We typically complete divorce-related sales within 2 to 4 weeks. This means both parties can access their equity and move forward without months of waiting on the open market.

What if one partner wants to stay in the property?

We can arrange equity release so one partner buys the other out quickly. The departing partner receives their share of the equity, and the remaining partner keeps the home.

Can you help if there is a court order on the property?

Yes. We have experience working alongside court orders and can support the sale process to meet any deadlines set by the court. We work with your solicitors to keep everything on track.

Will we have to pay any fees for the sale?

There is nothing to pay upfront. Our fee, usually 10% to 15% of the sale price, is taken from the sale proceeds at completion and agreed in writing before you go ahead. We also cover solicitor costs if needed.

Ready to take the first step?

You don't have to figure this out alone, and you don't have to wait for solicitors to agree on everything before you take action. One phone call gives you a clear picture of your options; no pressure, no obligation, completely confidential.
