You still have options. We can prove it.

If you're reading this, you're probably scared. You might have been ignoring letters, losing sleep, or wondering if it's already too late. It isn't. We have helped hundreds of families in your exact situation, some with just hours to spare before the bailiff arrived.

A repossession happens when your mortgage lender applies to the court to take back your home because you've fallen behind on payments. In England and Wales, lenders must follow a strict legal process - and at every stage of that process, there are ways to stop it. We've been doing exactly that since 1998. We pay your mortgage arrears within 24 hours, deal directly with your lender, and advance the costs. You pay nothing upfront. Our fee is a share of the sale price, usually 10% to 15%, taken from the sale proceeds at completion. Any costs we pay on your behalf are charged separately and also repaid from the proceeds.

Wherever you are in the process, we can step in

Missed payments and arrears letters

Stage 1

Missed payments & arrears letters

You've missed one or more mortgage payments. Letters keep arriving. You might be ignoring them because you don't know what to do. The longer you wait, the faster this escalates.

How we help

We pay your arrears directly to your lender within 24 hours. That stops the process immediately. Then we work with you on a longer-term plan, whether that's staying in your home or selling on your terms.

A default notice letter

Stage 2

Default notice

Your lender has sent a formal default notice. The legal process has started. You typically have 14 days to respond, and the clock is already ticking.

How we help

We contact your lender on your behalf, pay the arrears, and negotiate a resolution. We have dealt with every major UK mortgage lender and know exactly how they operate.

A court building

Stage 3

Court hearing & possession order

Your lender has applied to the court for a possession order. You may have already attended a hearing. The court may have granted a suspended or outright order against you.

How we help

Even after a possession order, we can intervene. We pay the arrears, satisfy the court's conditions, and work to have the order set aside or suspended. We have done this hundreds of times.

A bailiff notice

Stage 4

Bailiff notice

You have received a warrant of possession. The bailiffs have a date to evict you. You might think it's too late. It is not.

How we help

We have stopped repossessions hours before the bailiff was due to arrive. We pay the arrears, apply to the court to suspend the warrant, and keep you in your home while we find a lasting solution.

A family back in their home

Stage 5

After eviction

The locks have been changed. You have been evicted from your own home. You believe you have lost everything.

How we help

Even after eviction, legal options exist. We have helped families get back into their homes by clearing the arrears and working with the lender and the courts. It is not over until you give up.

We are not a cash buyer looking to get your house cheap

You have probably seen companies offering to buy your house fast for 70-75% of its value. That is not what we do. We create solutions (joint ventures, managed sales, direct lender negotiations) that get you full market value. We can pay solicitor fees, legal costs and expenses upfront so you don't have to, and they are repaid from the sale proceeds at completion.

Still have questions? Call our friendly team on 0800 324 7949 or get in touch and we will call you back.

Is it too late to stop my repossession?

No. We can step in at any stage of the repossession process, even after a court order or eviction date has been set. Our directors have been doing this since 1998 and have stopped repossessions at every stage.

How quickly can my mortgage arrears be paid off?

We pay your arrears directly to your lender within 24 hours. This immediately halts the repossession process and gives you breathing room to agree a sale at full market value.

Will I lose money by selling quickly to avoid repossession?

We are not a cash buyer offering 75% of your property's value. We help you achieve full market value for your home with nothing to pay upfront. Our fee, usually 10% to 15% of the sale price, comes from the proceeds at completion, and any costs we pay on your behalf are charged separately and also repaid from the proceeds, so you walk away with as much equity as possible.

Do you work with my mortgage lender?

Yes. We work with all major UK lenders and know how to communicate with their repossession teams effectively. We handle the lender negotiations so you don't have to.

Are there any fees for stopping my repossession?

There is nothing to pay upfront. Our fee is a share of the sale price, usually 10% to 15%, taken from the sale proceeds at completion and agreed in writing before you go ahead. Any costs we pay on your behalf, including legal costs, are charged separately and repaid from the proceeds. You can use your own solicitor, or we can pay the legal costs upfront so you don't have to.
